BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2023 MetroDesk Media, LLC) — The highly controversial land-swap deal that will let G.L. Homes build roughly 1000 new homes, and a Chabad, at the western end of Clint Moore Road and U.S. 441 in exchange for land GL will give to Palm Beach County in Loxahatchee is expected to get the green light during a Palm Beach County Commission meeting on Tuesday. As part of the deal, GL will build a water resource center in northern Palm Beach County, while western Boca/Delray will get another 1000 homes in the Agricultural Reserve. The plan does not call for G.L. Homes to build an elementary or middle school.
Opposition is strong against G.L. Homes — the builder responsible for The Bridges, Seven Bridges, Boca Bridges, and Lotus, all of which have led to thousands of new residents, overcrowded schools, and nearly two years of construction delays up and down Lyons Road. As homeowners fear traffic nightmares on U.S. 441, and more people without the schools or infrastructure needed to support new residents, BocaNewsNow.com is publishing the phone numbers of the commissioners expected to vote. The land swap is in the best interest of all citizens.
According to County Commissioner Mack Barnard the water project is need to make sure West Palm Beach doesn’t run out of drinking water.
It has become uneconomic to farm here. The farmers who owned the land knew it and sold to investors more than 10 years ago. The investors have rented the land to a farmer. Now it is questionable how long they can find a farmer who wants to rent the land because it is too hard, dangerous snd expensive to move people and slow moving equipment to the site and deliver produce to the packing plants now that Thomas Produce has moved north.

Finally– A sensible response and add 1200 new homes to the tax base and 1600-2000 residents to the customer base for local merchants and the need for no more schools as it is a 55 plus community. A win- win -win for everyone.

The Ag Reserve was created by a vote of the residents of this county, not he County Commission. Why does the Commission feel they have the legal, moral or ethical right to override that vote?

The voters did NOT approve the Agricultural Reserve. The BCC approved the Agricultural Reserve regulations and rezoning in 1997. Yes the voters approved a bond in 1999 for the County to buy environmentally sensitive lands, including in the Agricultural Reserve north of Atlantic Avenue between Lyons Road and Florida’s Turnpike, however the majority were elsewhere.

It should not pass. First, The residents here voted to have it as an Ag Reserve so leave it. Second, the traffic now on 441 is awful. We can’t even get out of Stonebridge now without waiting a long time. It’s dangerous to cross over to go north. There should be a traffic light by The Oaks and Stonebridge. With 1277 more homes/apartments, that’s another 2,000 card on a road that can’t handle what there is now. Vote no

Look and see who has made contributions to the Commissioners…I don’t believe it would be too shocking that many of GL Home’s subcontractors monetarily contributed to getting these Commissioners elected (who are pro GL) when they were running for their seats years ago. There is nothing illegal about it, but a $500 contribution/investment is paying off for these individuals (companies) in ways you can’t even fathom. Believe me, these people wouldn’t live in one of these communities if you gave them the house they contributed in building for GL Homes!

Build the infrastructure before bringing in more people! It is ridiculous. It takes months to find a doctor. You have to wait a long time to get an appointment to DMV. It takes 30-40 minutes for me to get to work even though my office is only 6 miles from my home.
Let’s preserve at least a little bit of nature! Vote no!-
Your complaints have nothing to do with these homes being built. You can thank Joe Biden for all the long lines Him paying all these people to not work has caused the biggest issue DMV has alway had long lines no matter where you live When I lived in Montana we had the same issue. Everyone is quick to say no but don’t have any true facts to base this on I Vote YES

I live on Lyons road. It is a nightmare. The problem is you let GL do what ever they want. Building 1000’s of houses without properly expanding Lyons all the way to Atlantic Ave. you have to vote no on this proposal because the additional infrastructure will not be completed properly. Infrastructure is first then consider houses. Additionally you created the AG reserve with a taxpayers bond issue. So as a taxpayer you are taking my money and giving me nothing in return.

I am 100% in favor of this new active adult community. 55 and over Valencia communities are not a burden on the schools and they contribute much needed tax dollars. GL Homes builds magnificent upscale communities, and they promote active, healthy lifestyles. The residents support the local merchants.
There is also a shortage of Workforce Housing in the area. GL Homes will be contributing many millions of dollars for our local water system. They will also be donating money towards a Chabad, a religious school and a park. This is a win/win!! -

As mentioned Lyons Rd south of Atlantic with 4 G/L developments is an incomplete mess with numerous excuses that don’t make sense! Likewise north of Atlantic there are 8 G/L communities who are awaiting Lyons Rd to be widened. Numerous bottlenecks occur! The word is maybe 2026 or later.
The consistent theme is the infrastructure where G/L builds is poor to say the least. Don’t let them expand without appropriate infrastructure enhancements that must contractually be paid for by G/L!!

GL is the best builder. I already purchased 4 homes from GL in 4 different communities. This new project is fabulous. It would only improve 441 and the surrounding area. There is a need for an active community in this location. We live nearby, and everyone I know is excited, and can’t wait to have the opportunity to move to another GL beautiful community that offers a great lifestyle.

Gl already owns the land. They can already build houses there. Consider this: if the “land swap” is not approved, Gl will build less houses on that land and it will not be 55+. That means that all ages will move in which would put a burden on our schools and will eventually require taxpayer funding for new schools. Plus they will build much more houses on the land in North County versus the extra they want in South County and will also require taxpayer funding. We live in one Palm Beach County and those of us in South Palm Beach will pay tax dollars for all the needed schools.
There are several other benefits in the GLproposal that will benefit taxpayers alot, as well

Time to put a stop to GL getting everything they want, without their taking care of the necessary infrastructure improvements. Our water and sewer systems are far beyond their designed capacities…… is GL planning on building new waste treatment facilities ?
Try driving north or south onLyons from West Atlantic…. for that matter try driving on West Atlantic past Jog on ANY given day !!
GL builds, gets the revenue, then leaves it to the taxpayers to foot the bill for road improvements….. this has GOT to STOP … -

This is terrible! I grew up in Boca and it saddens me what the town (including unincorporated BR) is becoming. It’s heartbreaking to watch our town lose the peaceful and the small town vibes it once had (not too, too long ago).
I know people wants to move to Boca because it’s a great town, but it’s overpopulated already!!! I’m a lifelong local and I think we residents should put a stop on this!!!
