BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2024 MetroDesk Media, LLC) — A second lawsuit was just filed against two homeowners in Boca Raton’s Broken Sound Country Club, weeks after a lawsuit filed by an HOA in the community sought a lien of foreclosure over roughly $8,000.
Now, Broken Sound Club, Inc. is seeking $374,230.51. Broken Sound claims that Jeffrey and Susan Karsin moved into the country club, knew there were country club dues, but month after month refused to pay. Inexplicably, Broken Sound let this float from November of 2009 — when the balance was $871.05, to 2024 where the balance is now $188,502 for dues, $41,902.49 for assessments, $1035 for house charges, $135,314 for finance charges. And $7,474 for legal fees. The total: $374,230.51.
“The Defendants have breached the terms of their Membership Agreement by failing to abide by the Bylaws and the rules and regulations of Broken Sound Club and by failing to pay monies due and owing for annual charges, dues, assessments, finance charges, and/or other charges associated with their membership,” states the lawsuit filed in Palm Beach County Circuit Court.
The Palm Beach County Property Appraiser reports the property in question is barely worth more than the amount of money owed. The 2023 total market value of the home at 2598 NW 53rd Street is $511,548. It was purchased by Jeffrey Karsin in August of 2003 for $264,000. The Palm Beach County Tax Collector reports that property taxes are paid in full.
