A Boca Raton homeowners association is suing homeowner over money.

BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2025 MetroDesk Media, LLC) — The Boca Chase Homeowners Association is suing a homeowner over $1,514. The lien of foreclosure was just filed in Palm Beach County Circuit Court against Susan Bologna who lives in the 10100 block of 182nd Court South.

The filing is the latest reminder that homeowner associations in Florida have broad powers to assess, fine, and sue. Payment is not optional. When you purchase a home or condo in Florida that’s part of an association, you are legally required to pay all assessments, fees, fines, charges, or costs that are billed to you. Failure to pay, as made clear by this lawsuit, can lead to legal action and potentially foreclosure.

Bologna, according to court records, failed to make several $55 monthly assessment payments during 2024. That led to a past-due balance of $755. The Boca Chase HOA retained an attorney who charged $710 to collect the $755. With interest, fees, filing costs, and other expenses, the $755 became $1,514.43. That’s what’s due now.

Boca Chase’s Lien of Foreclosure is unlikely to force Bologna to leave her home, but it will lead to the association being paid first if the home is sold. The home was purchased for $363,000 in December of 2016. The Palm Beach County Property Appraiser says it has a market value of $535,000. Boca Chase HOA is represented by Wasserstein, P.A. Of Boca Raton. No attorney is listed for Bologna.
