
BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2025 MetroDesk Media, LLC) — The latest real estate report shows that since the November election — newly signed contracts in Palm Beach County are up a minuscule amount, while new listings are soaring. Whether that shows confidence or concern is anyone’s guess. We note the number of new listings far surpasses the number of newly signed deals — but any increase, even small, is traditionally considered a good thing.
According to the Elliman Report prepared by Miller Samuel Real Estate Appraisers and Consultants and provided to BocaNewsNow.com, newly signed contracts in Palm Beach rose .7 percent overall when comparing March of 2025 with March of 2024. It’s a real mix, however, if you look at specific price points. For instance, newly signed contracts for homes valued at $300k or less dropped 35.3 percent. But newly signed contracts for homes valued between $300k and $399k rose 29.2 percent. Homes valued between $500k and $999k saw a year-over-year increase of 14.1 percent. But newly signed contracts for homes valued between $1M and $2.9M dropped 9.5 percent. The drop was 36.4 percent for homes valued between $3M and 4.99M.
For new listings, the numbers are way up in all price points, except for homes valued $300k or less which saw a 37.5-percent drop in new listings. For homes valued between $300k-$399k, the number of new listings rose 32.8 percent when comparing March of 2024 with March of 2025. Homes valued between $400k and $499k saw a 59.1-percent rise in new listings. Homes valued between $500k and $999k saw a new listing jump of 49.6 percent. And homes valued between $1M and $2.99 saw a rise in new listings of 24.7 percent.
In condo-land, newly signed contracts tanked — down 35.8 percent when comparing March of 2024 with March of 2025. New listings rose 13.4-percent, but the numbers are notable. While condos valued at $200k and under saw a new-listing decrease of 63-percent, the number of homeowners trying to sell their condoles in the $600k to $999k range rose 158 percent.
