
BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2025 MetroDesk Media, LLC) — There’s a bit less “doom and gloom” in the just released May real estate report for all of Palm Beach County. Prepared by Miller Samuel Real Estate Appraisers and Consultants, the Elliman Report released Thursday shows newly signed contracts, and new listings, are largely up. We expect the specific Delray/Boca Raton report to be released soon. For now, here’s a look at single family homes — and condos — in all of Palm Beac County.
Comparing May of 2025 with May of 2024: newly signed contracts for homes valued at under $300k rose 6.7-percent; newly signed contracts rose 16-percent for homes in the $300k-$399k range; rose 34.9-percent for homes in the $400k-$499k range; rose 6.8-percent for homes in the $500k-$999k range; rose 2.7-percent for homes in the $1M-$2.99M range; rose 11.1-percent for homes valued between $3M and $4.99M; DROPPED 25-percent for homes valued between $5M and $9.99M, and rose 500-percent for homes valued at more than $10M.
Comparing May of 2025 with May of 2024, new listings were flat for homes valued under $300k; rose 37.8-percent for homes valued between $300k and $399k; rose 40.4-percent for homes valued between $400k and $499k; rose 15.1-percent for homes valued between $500k and $999k; rose 21.1-percent for homes valued between $1M and $2.99M; rose 43.6-percent for homes valued between $3M and $4.99M; rose 10.7-percent for homes valued between $5M and $9.99M; and rose 13-percent for homes valued at greater than $10M. There were 1,356 new listings in Palm Beach County in May of 2025, compared to 1,128 in May of 2024.
For condos, newly signed contracts were down in every price range with two exceptions: condos valued at under $200k saw a 34.3-percent increase in newly signed contracts when comparing May of 2025 with May of 2024, a 6.3-percent increase in newly signed contracts for condos valued between $200k and $299k, and a 13.1-percent increase in newly signed contracts for condos valued between $400k and $599k. All other price ranges show decreases.
For condo new listings, every price range showed an increase in new listings with the exception of condos priced between $600k and $999k.
