BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2025 MetroDesk Media, LLC) — Home sales and new listings Palm Beach County are inconsistent, according to a new report just released by Miller Samuel Real Estate Appraisers and Consultants. The report covers all of Palm Beach County. Specific reports for Boca Raton and Delray Beach will be released later.

Comparing August of 2025 with August of 2024, newly signed contracts are down 7.5 percent. But there is significant variation in different price points. For homes valued under $300k, newly signed contracts dropped 50-percent year to year. In the $300k to $399k range, newly signed contracts rose 10-percent, but dropped 3.7 percent in the $400k to $499k range. For homes valued between $500k to $999k newly signed contracts dropped 15.7-percent, but rose 7.6-percent for homes in the $1M to $2.99M range. The rise continued for homes valued between $3M and $4.99M (39.1-percent), $5M-$9.99M (9.1-percent), and $10M+ (42.9-percent).

A total of 815 homes went under contract in August of 2025 compared to 881 in August of 2024.

New listings across Palm Beach County dropped 7.4-percent when comparing August of 2025 to August of 2024, but specific price ranges tell a different story. New listings dropped 38.1-percent for homes valued under $300k yet rose 266.7-percent for homes valued between $300k and $399k. New listings rose 6.7-percent for homes in the $400k to $499k range, but dropped 8.9-percent for homes valued between $500k and $999k. For homes valued between $1M and $2.99M, new listings dropped 21.2-percent, but rose 9.4-percent for homes valued between $3M and $4.99M. New listings also rose 37.9-percent for homes in the $5M to $9.99M range, and 4.5-percent for homes valued more than $10M.

A total of 1,231 homes were listed for sale in Palm Beach County in August of 2025, compared to 1,329 in August of 2024.
