
BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2026 MetroDesk Media, LLC) — A Boca Raton homeowner is facing a legal battle after allegedly failing to pay thousands of dollars in homeowners association assessments and fines. The Boca Golf and Tennis Townhomes Homeowners Association, Inc., also known as The Greens at Boca Golf and Tennis Townhomes, filed a formal complaint for foreclosure and damages against Brook M. Carlile on December 31, 2025. The lawsuit, filed in the Circuit Court of the 15th Judicial Circuit in Palm Beach County, seeks to foreclose on a claim of lien recorded against the property located at 17070-4 Boca Club Boulevard.
According to the complaint reviewed by BocaNewsNow.com, the dispute stems from unpaid assessments that began as early as September 2024. The association alleges that Carlile failed to pay monthly assessments, which increased from $600 to $675 at the start of 2025, as well as a special assessment and various late fees. Adding to the debt is a $100 fine issued in August 2025 for a “Soccer Net” violation. Despite multiple notices and a recorded claim of lien in November 2025, the association claims the account remains delinquent.
The total amount sought by the association has grown. As of October 31, 2025, the association calculated the total debt at $5,551.80, a figure that includes over $1,300 in attorney’s fees and several hundred dollars in interest accrued at an 18% annual rate. The lawsuit requests that the court enter a judgment for the full amount and, if left unpaid, order the sale of the property to satisfy the debt.
The association is represented by Daniel Wasserstein of Wasserstein, P.A., who has handled the pre-suit collection efforts since at least August 2025.
