Delray Remains Hot For Most Real Estate Sectors. Boca Raton Stagnant To Down.

Delray Beach is hot, Boca Raton not — at least according to a real estate report just released.

DELRAY BEACH, FL (BocaNewsNow.com) (Copyright © 2025 MetroDesk Media, LLC) — The final selling prices of luxury homes in Delray Beach skyrocketed during the first quarter of 2025 compared to the first quarter of 2024, while similar houses in Boca Raton sold for far less. Across most sectors, real estate in Delray Beach is doing better — and often much better — than real estate with a Boca Raton address. BocaNewsNow.com obtained the latest Elliman Report, produced by Miller Samuel Real Estate Appraisers and Consultants. The highlights are below. The luxury statistics are at the end of the report.

DELRAY BEACH: In Delray Beach, the average sales price jumped 50.1-percent when comparing the first quarter of 2024 with the first quarter of 2025. The actual numbers: $1,082,298 in 2024. $1,595, 555 in 2025. The average sale price per square foot during the first quarter of 2024 was $482. That became $618 during the first quarter of 2025. 

More homes sold during the first quarter of 2025 than 2024 (300 vs. 215), while the average days on market remained roughly the same (58 in 2025, 57 in 2024). Sellers in Delray Beach are selling homes at slightly more of a discount now than they were in 2024. The average listing discount for the first quarter of 2025 was 7.5-percent, compared to 6.0-percent in 2024. 

BOCA RATON: In Boca Raton, the average sales price was largely stagnant when comparing the first quarter of 2025 with the first quarter of 2024. The percentage increase: just .9 percent. In dollars: the average selling price for the first quarter of 2025 was $1,654,503. In 2024: $1,639,429. The average selling price per square foot was $445 for the first quarter of 2025, $440 for the first quarter of 2024. 

The number of homes sold also remained largely the same year-to-year. For the first quarter of 2024, 65 homes sold in Boca Raton. For the first quarter of 2025, 69 homes sold. The average listing discount also remained largely unchanged. It was 7.2-percent for the first quarter of 2024, then 8.1-percent in 2025. 

LUXURY HOMES: Luxury home sales prices are jumping in Delray Beach but tanking in Boca Raton. The average “luxury” home sales price for the first quarter of 2024 in Boca was $6,388,771. It dropped 26.2-percent to $6,175,815 for the first quarter of 2025. But in Delray Beach, the average “luxury” home selling price was $2,914,977 for the first quarter of 2024. It skyrocketed 128.3 percent to $7,493,756 for the first quarter of 2025.
