Boca West is suing a woman who purchased a condo in foreclosure, but allegedly hasn’t paid nearly $200K in dues.

BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2025 MetroDesk Media, LLC) — Boca West Country Club is suing a property owner who allegedly purchased a condo for a bargain price but failed to pay the substantial fees required to live in the community. The complaint, just filed in Palm Beach County Circuit Court and obtained by BocaNewsNow.com, alleges that Tiana Jones-Saunders owes the club more than $185,000 in unpaid initiation fees and dues, despite purchasing the property itself for just $16,200.

According to the lawsuit, Jones-Saunders acquired the unit in the Bridgewood Townhouse Condominiums in May 2025 through a Certificate of Title, likely following a foreclosure sale. The foreclosure pricing didn’t exempt her from paying the fees and dues required to live in Boca West. The complaint details a total outstanding balance of $185,150.59 which includes a $149,900 non-refundable “Capital Improvement” initiation fee.

In addition to the six-figure initiation fee, the club wants its unpaid annual dues. The breakdown provided in the court exhibits claims the defendant owes $9,037.22 in prorated dues for the 2024-2025 season and another $24,454.85 for the 2025-2026 membership year. The total also includes a $642 processing fee, a $100 equity payment, and over $1,000 in accrued interest. Attorneys for the club state they sent a demand letter in September giving Jones-Saunders until mid-October to pay, but no payment was received.

The complaint cites the community’s Master Declaration, noting that anyone obtaining title to a residential lot—even through a judicial sale or foreclosure—creates a contractual relationship requiring them to join the club. The filing argues that these mandatory contributions are necessary to maintain the “attractive and first-class manner” of the amenities that define the Boca West lifestyle and property values.

Boca West Country Club is asking the court for the money its owed plus interest and legal fees.
