DELRAY BEACH, FL (BocaNewsNow.com) (Copyright © 2026 MetroDesk Media, LLC) — A homeowner in the West Delray Beach community of Seven Bridges is suing the community after he says he tripped at the gated community’s swimming pool and sustained significant injuries that affected him and his relationship with his wife. Peter Treadway and his wife, Yung Fai Ko, filed the joint complaint in Palm Beach County Circuit Court against Seven Bridges Homeowners Association and Campbell Property Management. G.L. Homes, which constructed the community, was not named as a defendant.
According to the lawsuit, the incident occurred on the afternoon of January 27, 2024, at the Seven Bridges community pool located at 16701 Cabernet Drive. Treadway, who says he visited the pool daily for aquatic exercises, was walking toward a chair to set down his belongings when he allegedly tripped on an uneven paver on the pool deck. The fall resulted in what the complaint describes as significant and permanent personal injuries.
The couple’s legal team argues that both the homeowners association and the property management company failed in their duty to keep the premises in a reasonably safe condition for residents. The suit alleges that the hazardous condition of the pavers had existed long enough that the defendants should have been aware of the danger and either repaired it or provided adequate warning to the community members using the facilities.
As a result of the fall, Treadway claims he has suffered physical pain, mental anguish, and a loss of earning capacity, while also incurring substantial medical expenses that are expected to continue. Additionally, the lawsuit includes a consortium claim for his wife, Yung Fai Ko, alleging that she has been deprived of her husband’s companionship and support due to the severity of his injuries.
The plaintiffs are seeking a jury trial to determine compensatory damages, along with the recovery of legal costs and interest. Peter Treadway and Yung Fai Ko are represented by David Prather of “Smith, Ball, Baez, Prather Florida Injury Lawyers” of Palm Beach Gardens. The defendants have not yet field a response to the suit.
