Delray Marketplace Sues Tutoring Location That’s Allegedly Owed Money For Years…

DELRAY BEACH, FL (BocaNewsNow.com) (Copyright © 2026 MetroDesk Media, LLC) — A West Delray Beach student tutoring center is allegedly deserving of a failing grade in finance after its landlord filed a lawsuit claiming hundreds of thousands of dollars in unpaid rent. KRG/Atlantic Delray Beach, LLC, the owner of Delray Marketplace, is suing Ed U. Cator LLC—better known as “The Study Lounge” — along with its individual guarantors, Holly and Christopher Steamer. The complaint, filed in Palm Beach County Circuit Court, alleges that the business failed to pay both base and additional rent for several years, leading to a massive debt.
The legal problems stem from a lease agreement originally signed back in August 2019 for a 4,074-square-foot retail space at 9089 West Atlantic Avenue. While the business offered tutoring and test prep for students in grades 3 through 12, the financial side of the operation apparently began to crumble fairly early on. According to the court filing, the tenant stopped making full payments as early as January 2021, and the default continued through May 2025. By the time the landlord sent out a formal demand for payment last summer, the total amount due had ballooned to over $519,000.
In May 2025, both parties entered into a “Repossession Agreement”. This allowed the landlord to take back physical control of the space at the end of that month, but it specifically noted that the lease itself was not being terminated. Delray Marketplace made it clear that while it was taking the keys back to the property, it was not waiving its right to pursue every penny of the past-due rent and future damages through the end of the original lease term in September 2025. Now, the landlord is asking the court to order all money be paid.
The lawsuit targets the Steamers personally as guarantors, claiming they have refused or failed to pay the sums they unconditionally promised to cover if the business defaulted. A response to the suit had not been filed as of late Sunday afternoon.
