BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2024 MetroDesk Media, LLC) — A contractor facing criminal charges in Palm Beach County is now facing a lawsuit filed by Century Village in Boca Raton. Joseph Giannetto is accused of preying on the elderly. He’s now accused of illegally placing liens on several properties within the Century Village senior living community. Century Village seeks to have the liens removed by Giannetto and his company, Giannetto and Sons Construction.

From the complaint reviewed by BocaNewsNow.com: “On or about December 20, 2023, Defendants purportedly entered into a contract with Plaintiff whereby Defendants would provide Plaintiff with contracting services. Neither Defendants were Licensed, Certified, or Registered pursuant to Fla. Stat. 489.128 or Fla. Stat. 489.532 to perform contracting services in the State of Florida on the date of execution of the contract or at any time thereafter. On March 25, 2024, Defendants recorded the following Claim of Lien against Plaintiff’s properties for money allegedly owed to Defendants by Plaintiff.”

As BocaNewsNow.com first reported in March: “According to a police report obtained by BocaNewsNow.com, Giannetto agreed to purchase, obtain permits, and install the windows in a unit in the Preston building at Century Village Boca Raton. The fee: $16,500. The down payment: $8250. The condo owner made that down payment over the summer. But after waiting and waiting, Giannetto never delivered the windows. Never pulled a permit. Apparently never did anything.

When the condo owner contacted PBSO, detectives apparently confirmed that they were aware of Mr. Giannetto from previous interactions, but that the condo owner needed to send a certified letter to him demanding work completion and set a fixed period of time for that work to be completed. The condominium owner did just. Mr. Giannetto apparently responded that he was aware of his obligations and would comply, but ultimately did not. After months of waiting, the victim asked PBSO to move forward with criminal charges. Detectives did just that.

Joseph Giannetto is now charged with “Violation of monies received by contractors.” He was booked into the Palm Beach County Jail and later released on $5,000 bond. He lists the 13700 block of 74th Street North in West Palm Beach as his home address, and 6768 10th Avenue North in Lake Worth as his business address.”
