But a records search by BocaNewsNow.com suggests that the lawsuit filed in Palm Beach County Circuit Court may be using questionable “facts.”

A plaintiff identifying itself as “Boynton Beach East, LLC” claims that it owns the property at 3616 SE 2nd Street in Boynton Beach. It claims that neighbor Kimberly Chase has complained to the City of Boynton Beach, the City of Boynton Beach Police Department, and has engaged with tenants about what she apparently believes is illegal use of the home for short term rentals. According to the suit, Chase told City of Boynton Beach officials at a public meeting on June 5th that the property owner attempted to obtain a Homestead Exemption, even though the property is being used as a business. The lawsuit says that’s not true.

But a records search by BocaNewsNow.com shows that the Palm Beach County Property Appraiser lists Brittany Ringersen — NOT Boynton Beach East LLC as the owner of the property. It also shows that Ringersen does have a homestead exemption on the property which reduces her taxes. Homestead exemptions are reserved for homeowners who live in their homes — not people who rent their homes for business use.

The Palm Beach County Tax Collector’s record system also reports that the property is owned by Brittany Ringersen and not “Boynton Beach East, LLC.” The LLC does have a separate business tax license, but that does not mean that it owns the property where it receives mail.

Who Actually Owns The Airbnb Boynton Property?

The only references to an LLC’s involvement with the property are the Palm Beach County business tax record, above, which lists 3616 SE 2nd Street as a mailing address, and Ringersen’s filing with the State of Florida for an LLC under the “Boynton Beach East” name. The mailing address used with the State of Florida is the Boynton Beach address, but that doesn’t mean the LLC owns the property — only that it can receive mail there. An “official records” search with the Palm Beach County Clerk of Courts returns no records with the name “Boynton Beach East.”

Despite records suggesting otherwise, this is official language from the lawsuit, which you can read in its entirety below. “BBE (Boynton Beach East) owns real property and improvements Theron located at 3616 SE 2nd Street, Boynton Beach, FL 33435.” It also makes these allegations against Kimberly Chase:

“Chase has engaged in a pattern of harassment against BBE and its business invitees. This pattern of harassment has included, but is not limited to, (a) repeatedly yelling “shut up” at a family with small children; (b) telling an Hispanic family that “you shouldn’t be here”; (c) filing unfounded complaints with the City of Boynton Beach Police Department; (d) falsely accusing BBE at the June 3, 2025 meeting of the City of Boynton Beach City Commission of operating a short-term rental without the proper licensing from the City of Boynton Beach; (e) falsely accusing BBE at the June 3, 2025 meeting of the City of Boynton Beach City Commission of attempting to apply for homestead protection in 2025; filing unfounded complaints with Airbnb regarding BBE; and (g) trespassing onto the Property and videotaping guests at the Property without their permission. All conditions precedent to this action have been waived, satisfied, performed or excused.”
