The Estancia West Homeowners Association just filed suit against Adam and Jill Spring — homeowners of a house in the community. The allegation: The Springs have not paid $3,176.02 in HOA dues, fees, and related expenses.

The lien of foreclosure is the first step in the HOA forcing sale of the house which sits at 20920 Pinar Trail. The Palm Beach County Property Appraiser says it has a total market value of $1.2M, meaning quite a bit would likely be left over if a judge ultimately ruled that the Palm Beach County Clerk of Courts should take possession of the property — auction it — and provide the unpaid proceeds to the HOA.

Public records indicate the house was purchased for just $500,000 back in August of 2002. It was built in 1979. The house is 4200 square feet and includes an in-ground pool.

HOA fees and dues are not optional in the State of Florida. When you buy a home in a community controlled by an association, you agree to pay all fees, dues, assessments and others charges billed by the HOA. If you don’t like the fees, sell the house.
