The session begins at 9:00 a.m., with Special Magistrate William Toohey presiding over contested cases and Special Magistrate Richard Gendler handling non-contested matters.

Among the alleged violations: vehicles parked on grass, commercial trucks stored in residential driveways, unlicensed vehicles, unpermitted fences, decks, sheds, pools, and additions. Several cases involve more complex allegations: a residential property in West Palm Beach is accused of operating as a place of worship without zoning approval; a Lake Worth home was allegedly converted into a walk-in freezer for an adjacent commercial business; and a West Palm Beach property faces an “irreparable” designation after an unpermitted outdoor event featuring a full bar, live entertainment, food trucks, and alcohol was observed. A water filtration company faces seven separate cases for posting unauthorized signs on utility poles across Loxahatchee intersections.

Three cases carry life safety designations — all involving residential swimming pools alleged to lack required barriers. Under Palm Beach County code, an unenclosed pool is considered an immediate danger to young children and must be secured with a minimum four-foot barrier.
