PALM BEACH COUNTY, FL (BocaNewsNow.com) (Copyright © 2026 MetroDesk Media, LLC) — The Arden Homeowners Association filed five foreclosure lawsuits in roughly 24 hours this week against homeowners in the master-planned Loxahatchee community built by Lennar, accusing the owners of falling behind on quarterly maintenance dues and monthly landscape assessments.

The largest single delinquency belongs to Heinky Lucien and Daura Michel, who own a home at 1318 Tangled Orchard Trce. According to a complaint filed late Thursday night, the couple owes the association $13,200.05 — a tab that began accumulating in October 2023 and now includes nearly three years of unpaid maintenance assessments, monthly landscape fees, late charges, interest at 18 percent, and attorney’s fees. The HOA says it would take $15,182.57 to satisfy the lien and dismiss the case.

Fabio and Meirilaine M. Tersarotto are not far behind. Their home at 1366 Harvester Xing has racked up $13,916.39 in unpaid charges dating back to October 2023. Court records list the Tersarottos’ mailing address as 12819 Killarney Court in Odessa, Florida — suggesting the Arden home may be a second property or rental rather than their primary residence.

Anthony William Salazar Bardon and Lisset Andrade Lopez de Salazar, who own 1469 Heron Nook Rd, are accused of owing $12,132.60 going back to April 2024. The association recorded a claim of lien against the property in March 2025 before escalating the matter to court this week.

Two more recent delinquencies round out the filings. Adriana T. Lobo of 19243 Rolling Acres Rd allegedly owes $6,206.59 — four quarters of maintenance assessments dating to July 2025 — and Riccardo Marino of 19474 Broad Shore Walk allegedly owes $6,009.44 from the same stretch, plus a $179 estoppel certificate delinquency. Both liens were recorded in February 2026.

All five cases were filed in the 15th Judicial Circuit by Wyant-Cortez & Cortez, the Juno Beach law firm that represents the Arden HOA. Each complaint alleges breach of contract and unjust enrichment, and seeks foreclosure under Chapter 720 of the Florida Statutes — the same procedure used to foreclose mortgages. If the homeowners do not pay, the association is asking the court to order the properties sold at public auction, with the HOA itself permitted to bid.
